A concrete ledge above the shopfront had begun to crack and shed material directly onto a busy pedestrian walkway below — a live safety risk on one of the city's busiest retail streets. A traditional scaffold or MEWP solution would have meant partial footpath closure, street permits, and disruption to trade for the full duration of the works.

An IRATA-certified rope access team rigged from anchor points on the roof above, working directly down the building face to strip back the failing concrete and install new flashing along the full run of the ledge — with the walkway managed safely below throughout, rather than closed.

The hazard was made safe with zero scaffold footprint and zero street closure — saving the client over £2,500 in permit costs alone, plus a further £1,500+ against machine hire, while the store stayed open and trading the entire time.
